Has the SpaceX money worked its way into home prices yet?
SpaceX went public earlier this year, and a lot of El Segundo employees were holding shares. So: is any of that money showing up in home prices yet?
Short answer: too early to tell. The IPO lockup didn't expire until August 6. Most of that money hasn't even been liquid for a month.
We pulled a year of Redfin sold-home data for El Segundo and compared January 1 through August 25 in 2025 against the same window in 2026. A few more sales closed (63 to 67, +6%) and price-per-square-foot rose a real 9% ($898 to $979). Worth watching. But the median sale price is flat to slightly down, $1.75M to $1.73M. And the luxury tier actually shrank: sales at $3M or more went from 8% of the market to 6%.
Worth a re-check in three to six months. By then there'll be enough post-lockup time to see whether any of it is showing up in the numbers.
